Su objetivo es poder financiar gastos extraordinarios, imprevistos y usualmente muy costosos que no pueden financiarse con el cobro habitual de los gastos comunes. Este fondo se define y se aprueba en una Asamblea Extraordinaria.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En esta asamblea extraordinaria o bien en el reglamento de copropiedad se define el porcentaje o cargo fijo que se destinar\u00e1 a este fondo. Este porcentaje no podr\u00e1 ser inferior al 5% del gasto com\u00fan mensual. Este fondo tambi\u00e9n se incrementa con ingresos por multas, intereses o cobros a residentes por el uso de instalaciones de la comunidad como quinchos, salones de eventos, estacionamientos, arriendo de ascensores por mudanzas etc&#8230;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La utilizaci\u00f3n de estos fondos de reserva lo puede autorizar el Comit\u00e9 de Administraci\u00f3n o la Asamblea extraordinaria por medio de un acuerdo de mayor\u00eda absoluta de los derechos del condominio o edificio.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El fondo de reserva est\u00e1 definido en la Ley de Copropiedad Inmobiliaria 21.442.
